Why Should a Builder Use a Thermal Performance Checklist?
The Key to Energy-Efficient, High-Quality Homes
When you’re building a home, there are countless moving parts—trades to line up, suppliers to manage, and details to keep on track. Among all this, thermal performance is one area that can easily slip through the cracks.
Missed insulation, unsealed penetrations, or poorly fitted wraps might seem minor during construction, but they can seriously compromise a home’s performance. Once covered by the next stage, these mistakes become costly and often impossible to fix. In the end, it’s usually the builder who takes the blame.
That’s why builders should consider using a thermal performance checklist. It’s a simple tool that helps you stay ahead of these issues. Here’s why it’s worth using on every build:
1.Ensure NCC Compliance
A checklist can help to meet National Construction Code (NCC) or other local energy efficiency standards. This means no costly rework or delays due to non-compliance.
2. Improve Energy Efficiency
By identifying things like air leaks and insulation gaps early, you’re protecting the home’s thermal envelope. The result? Less reliance on heating and cooling, and a better outcome for your clients.
3. Deliver Higher Quality Builds
The checklist will help to ensure consistency in construction quality across every trade and stage of the build. This consistency builds a reputation for high-performing, comfortable homes— the key to winning new business.
4. Reduce Callbacks and Defects
No one wants to deal with complaints about draughts or condensation build-up after handover. Getting it right the first time saves you time, money, and the hassle of warranty claims.
5. Support Certification & Ratings
When targeting a NatHERS rating, Green Star, Passive House or other certifications, this checklist demonstrates due diligence to assessors, auditors and clients.
6. Training & Guidance
Use it as a training and guidance tool for apprentices and subcontractors. It’s a clear way to show how each trade impacts the home’s overall performance.
7. Future-Proof Your Builds
With tighter codes and rising demand for sustainable housing, thermal performance is only going to get more important. Using a checklist now keeps you ahead of the game.

The SBA Thermal Performance Builders Checklist
To make it easier, the Sustainable Builders Alliance (SBA) has developed a practical Thermal Performance Builders Checklist designed for standard construction. It breaks down each building stage with key control measures to check off. Here’s a snapshot of the items you should be considering:
Pre-Build: Watch the Sustainability Vic videos, check energy rating and permit stamps before you start
Base: Fit subfloor insulation tight and flush with no gaps, no compression and full coverage under timber floors
Frame: Ensure corners are insulated, noggins are in the right spots and block any thermal bridges early
Lockup: Confirm windows match stamped plans, wrap is NCC-compliant and sealed tight, and roof blanket is correctly installed
Rough-in: Ensure trades replace insulation they move, seal all penetrations, fit IC-rated downlights, and duct exhausts externally
Bulk Insulation: Install the right R-value batts tight and continuous with no gaps, no compression, no cut-outs, and insulate all junctions
Pre-Plaster Check: Double-check insulation hasn’t shifted, sits flush with frames, and photograph each room before plasterboard goes on
Plaster: Seal all floor gaps, cavity sliders, cabinetry penetrations, and junctions
Fix: Caulk, seal and weather-strip every gap, insulate manholes, and make sure services are airtight before handover
Pre-Handover: Deliver a photographic record of insulation installed and air-tightness tested to give clients confidence their home will perform as promised.
A thermal performance checklist isn’t just about ticking boxes—it’s about protecting your builds, reducing risk, and keeping clients happy. Feel free to download the thermal builders checklist to use on your next project.
