Case Study: Eastland AAC Panels

Arcadia Built’s Efficient Approach to Zero-Lot Building

Arcadia Built is a Melbourne-based builder specialising in medium-density, small-lot, apartment and bespoke homes. With hundreds of homes delivered across Melbourne, the team was looking for a wall system that could make zero-lot construction more streamlined.

Their long-standing relationship with Bowens helped them find a solution.

Arcadia Built has worked with Bowens Hastings Branch Manager Chris Brogan for 14–15 years, building a relationship based on trust, communication and a shared commitment to finding better ways of building.

“He’s looked after us with everything that we’ve needed, and it’s been a big part of the growth of our company,” said Stuart Grigg, Construction Manager at Arcadia Built.

That relationship became particularly valuable as Arcadia looked for solutions to meet evolving building requirements across its townhouse and medium-density projects. The result was the Eastland AAC panels.

The Challenge

Zero-lot developments present specific challenges, particularly when it comes to boundary and party wall systems. Builders need CodeMark certified solutions that meet NCC requirements while also helping keep jobsites moving efficiently.

At Arcadia Built’s Brompton project, Eastland AAC panels provided this solution.

“Bowens were able to work through the CodeMark hurdles and provide a completely certified product that met our needs,” said Stuart.

The lightweight precast panels feature a cellular structure that provides insulation properties, while their non-combustible and fire-resistant characteristics make them suitable for boundary wall applications.

For Arcadia, another advantage was being able to source the system through Bowens, its existing preferred supplier, with supply and delivery support that matched the service it already relied on for timber.

Eastland AAC panels installation onsite

Faster Installation, Less Waste

At the Brompton project, Eastland panels were used as part of a zero-boundary wall system. The panels were installed by Exterior Wall Solutions on a 24mm top hat, fed through rollers and then screwed into position, helping simplify installation on site.

“[Eastland Panels] are very efficient and time effective. There wouldn’t be many other faster systems on the market,” said Santo Gatto, Director at Exterior Wall Solutions (EWS).

The panels are supplied in sizes suited to the party wall application, helping reduce cutting and waste on site. This project required 50mm AAC panels paired with 35mm top hats to achieve the required wall thickness.

This combination of quick and easy installation, panel sizing and reduced waste can help minimise labour and onsite costs.

Trusted supply partner

For Arcadia Built, Eastland AAC panels offered more than a solution to a specific construction challenge. The system provided a CodeMark certified approach to zero-lot boundary walls, backed by the support of Bowens and installer Exterior Wall Solutions (EWS).

“Our relationship with EWS is so important. It’s built on so much commitment, so much trust, and the communication is bar none,” said Adam Keys, Product Development Manager at Bowens.

Bowens works closely with EWS to provide prompt communication and technical support, helping keep the process running smoothly.

With Codemark certified Eastland AAC panels, Bowens helps builders streamline construction with reliable product supply and prompt delivery across Melbourne and Victoria.
