Understanding NCC Ventilation Updates

Section 10.8.2 – Exhaust Systems

The NCC requires that exhaust ventilation must effectively remove moisture from the air in wet areas, such as kitchens, bathrooms, and laundries, venting it directly outside rather than into the roof space.

Key Compliance Changes:

1. External Venting Requirement

  • Kitchen rangehoods, bathroom fans, sanitary compartments, laundries, and vented clothes dryers must vent directly outside.
  • Venting into the roof space is no longer permitted.

2. Minimum Flow Rates

  • Kitchen and Laundry Exhaust Fans: minimum 40 L/s (144 m³/h).
  • Bathroom and Sanitary Compartment Exhaust Fans: minimum 25 L/s (90 m³/h).

3. Run-On Timer Requirement

  • If the room does not have natural ventilation, the exhaust fan must be connected to the light switch and include a 10-minute run-on timer.

4. Make-Up Air Requirements

  • Exhausted air must be replaced by make-up air. One method is via 14,000 mm² openings to an adjacent room or compliance with AS 1668.2.

Section 10.8.3 – Ventilation of Roof Spaces

The NCC also places a strong emphasis on roof cavity ventilation, airflow efficiency and quantity of vents, particularly in Climate Zones 6, 7, and 8 (mild, cool, and alpine regions). The goal is to reduce condensation buildup, which can lead to structural damage and mould growth.

Key Compliance Changes:

1. Applies to Climate Zones 6, 7 and 8

  • These provisions primarily apply to homes in mild, cool, and alpine climates across Australia, including most of Victoria.

2. Eave and High-Level Roof Venting for Certain Roofs

  • Where required by the NCC, roof spaces incorporating metal roofing or sarked tiled roofs require both low-level and high-level ventilation to assist with condensation management.
  • Ventilation openings must be evenly distributed (per Table 10.8.3).

3. Ventilation Opening Requirements:

  • Low Pitch Roofs (<10°): 25,000 mm²/m at opposing ends.
  • Medium Pitch Roofs (10°-15°): 25,000 mm²/m at eaves and 5,000 mm²/m at high level.
  • High Pitch Roofs (15°-75°): 7,000 mm²/m at eaves, 5,000 mm²/m at high level and additional 18,000 mm²/m at eaves for cathedral ceilings.

4. High-Level Venting Must Be ≤0.9m from Roof Peak

  • Ensures efficient hot air escape, drawing in fresh air from eave vents.
