Unlike thicker solid timber boards, overlay timber flooring does not require structural support, making it perfect for projects where a solid subfloor is already in place. Overlay timber flooring does, however, require sanding and finishing after installation, which adds time and cost to the process.

Engineered timber flooring comes boxed in set lengths, so it is easier to transport, whereas overlay timber flooring usually comes in random lengths. Both flooring products can be installed direct stick to particle board, concrete or plywood flooring with tongue and groove edges, making installation quick and easy.

Cost Considerations

Overlay timber flooring and engineered timber flooring are similarly priced, however overlay timber flooring requires finishing once it is laid adding to the overall cost. Engineered flooring is pre-finished, offering a more cost-effective and time-efficient choice.

Renovations v’s New Build

Generally, engineered timber flooring offers a quicker installation process due to the prefinished surface. If you are renovating and have a tight timeframe, engineered timber flooring is the preferred choice.
